What are the advantages of building a Biovivienda for a private individual?

  • Accessible. It is much more economical than a conventional property.
  • The land can be enjoyed more as the whole of the surface will be a gardened area.
  • Its stable microclimate and its acoustic insulation capacity make it a comfortable home like no other.
  • The home automation systems, video surveillance, passive security measures (armoured doors, barred windows) and its more than three metre thick layer of earth and concrete, together with exclusive systems, make it the safest property on the market.
  • The saving in energy, resources and maintenance makes it a much more economic property in the long term.
  • Resistant to all types of disaster, fires, earthquakes, radiation, etc … Insurance costs are reduced considerably and it offers peace and quiet to its inhabitants.
  • It is a way of life which is respectful of the environment and very original.

Where can a Biovivienda be built?

As opposed to an original “cave home” it can be built on almost any type of land, as it is not necessary to dig the rock in order to achieve its qualities. The earth is added later, it is essentially the opposite formula: While in the “cave home” the cover already exists and the home is carved out of it, here it is built first and then covered. Deteriorated spaces such as old quarries can be recovered. Due to their insulating capacity they can be built in geographical areas with extreme climates, both hot and cold. Due to their acoustic insulation they are perfect for locations close to airports or motorways and due to their special way of recovering land, they can receive special treatment in rural and urban areas depending on the legislation in each region. Remember that once the structure has been finished, 90% of the property becomes a “green area” so the way of calculating the constructability coefficient must be worked out together with local officials of each town. An advantage which must not be overlooked.

At present we construct "villages", nuclei of Bioviviendas of a minimum of units and we do not undertake projects for private individuals. However when there are a sufficient number of individual customers we can carry out a project of this type. Our aim is to seek economy in the product and we must consider that transporting all the material from our production plant to a specific location for just one unit would make it too expensive.

We must group small projects in the same area together in order to carry them out with guaranteed profitability for all parties.

What are the options of personalisation offered?

We offer three initial models of 98, 122 and 146 m2.
With the possibility of a garage, additional suite, office, games room or retail outlet depending on the criteria of the client.
But after the basic construction we can go further: wooden floors, hydromassage showers, armoured doors, low consumption lighting, personalisation of façades.... your imagination is the limit.

What steps must I take to build my Biovivienda?

You have three options:

  • 1- 1- Purchase a Biovivienda within a development. This is the best option for becoming an owner of a Biovivienda and to do this simply find out about the many projects that we are developing and apply for a property. You should do this through our estate agent who will be only too pleased to deal with your application. here
  • 2- 2- Join a cooperative with other interested people and generate a development.
    This is a very good way of acquiring a Biovivienda at a very good price and enjoying all the communal areas and other advantages that arise from the structures into “villages”. Please follow the steps in the following section and then contact me. In this way you do not have to wait to be grouped with a number of interested individuals in the area.
  • 3- Build your own Biovivienda:
    • Firstly we will need a plot of land. The land may be:NON CONSTRUCTABLE/ CONSTRUCTABLE.
    • The classification of the land will determine its feasibility and final cost. This depends on the local regulations and in the case of Bioviviendas, special treatment may be applied, but it is necessary to deal with each case with the corresponding officials and request these advantages which we will refer to later.
    • NON CONSTRUCTABLE::
      • It may be non constructable for many reasons and a reclassification of the land must be obtained in order to embark on any project. In many cases this is not a problem, simply, everything that is not classified as constructable is non constructable. But there are exceptions which are irremovable:FLOODABLE. Due to its proximity to a river or gorge. PROTECTED PARK. It is located within natural surroundings which cannot be built on.
    • CONSTRUCTABLE:
      • Here there are several options and this is where we can carry out construction work and not anywhere else, unless it is reclassified.
      • URBAN. This is ideal – a piece of land where any type of building may be constructed and of course the Biovivienda is no exception.
      • RURAL LAND. This land allows the building of one or several Bioviviendas, always in accordance with the constructability coefficient which corresponds to the land and in accordance with the local regulations in force. Here we have a lot to say, because….If we are allowed to build on 100 metres of every 1000 (for example), once we have recovered the land as a green area after covering the structure, have we occupied 100 metres? Each official understands it in their own way and until there are special rules for this type of product we are faced with a legal loophole which must be discussed with those responsible in each case.
      • Irrespective of this point, the land must have water and electricity, because, although it has many savings systems, for a Biovivienda to be completely self-sufficient the final cost will be much higher, although it is possible.
        It is also important there is a practicable access to the land as all the material must be transported in special lorries which require at least some kind of road in order to do so.
      • Once we have the land, we should be aware that we must be near a mobile production plant or transfer one to this location so that the cost of transport does not put up the price of the product.
        Please enquire whether there is a development close by which would allow us to undertake the building of your property, or whether there are other interested parties within a radius of action nearby so that we can group the demand together and transfer one of the afore-mentioned mobile plants to the area.
      • Now all you have to do is choose the model, the personalisation options and together with our engineering team start up the project in order to present it to the authorities who must grant the building permit and…. in thirty days you can enjoy your Biovivienda.
